TIPS FOR FINDING YOUR DREAM PROPERTY IN BRAZIL
• You need to know what you want i.e. is it
an apartment or a house? • What size and property profile
do you want i.e. how many bedrooms, sea-view, etc. • Where
do you want to buy? What neighbourhood? As in most Cities in the
World there are wealthy neighbourhoods, middle class neighbourhoods
and poorer areas of Salvador. • Decide on your budget
and then investigate what you can get for that. • Spend
some time in Salvador in order to get to know the City. Possibly
even rent an apartment for a while to get a feel for the part of
the City that you think you would like to buy in.
THE BUYERS GUIDE TO PURCHASING
Once you have found a property or properties there are a number
of things you need to do: • The first step is to get a
CPF (Brazilian Social Security number) – All foreigners have
the right to get a Brazilian CPF. It is better to look after this
sooner rather than later whether you go ahead, or not, with your
purchase. • Make an offer and agree on the purchase price.
• Contract a Lawyer to look after the search and the preparation
of all the necessary documents including the final Purchase/Sale
Contract. • Confirm that the Owner does have the right
to sell the property and is, in fact, the Owner. • Research
all possible liabilities i.e. make sure that there are no outstanding
bills on the property payable to either the Condominium or Utility
Companies or Public Entities such as the Mayor’s Office.
• Also you need to find out what tax liabilities are involved
on the purchase of the property in question. (This varies from property
to property) • Research any new local developments. You
don’t want to buy a property with a sea-view only to discover
afterwards that there is a building about to be built in front of
yours. • Pay the deposit and afterwards, pay the remainder.
• And that’s it – you are now the proud Owner
of a property in Brazil

There is one very important factor that you need to bear in mind.
Buying Property in Brazil (as in many countries) is not without risks.

found a new lifestyle through exciting properties in Bahia. But there are also
some dangers involved. Foreigners can be targets for embezzlement, etc... so you really need
to use your head. The best advice that I can give you is to find someone locally that
